On sandstone, the digging is the expensive part of any drain repair. A resin liner cured inside the existing pipe avoids it entirely. Camera first, always, because quoting this work blind is guessing.

Everything about drain repair here is decided by what is a metre under the grass. Chatswood sits on Hawkesbury Sandstone, and across the North Shore that rock frequently appears within excavation depth, sometimes within a metre of natural ground level.
It is not soft material. Hawkesbury Sandstone has been measured up to around 70 megapascals, which is why it was quarried by hand for more than a century to build half of colonial Sydney. Trenching through it means saws and breakers rather than a shovel, and the price, the noise and the time all move accordingly.
That single fact flips the economics. West of here, in the clay, excavating a failed section is comparatively cheap and relining has to argue for itself. On this ground the liner is frequently the cheaper repair outright, before you even count the driveway, the sandstone retaining wall or the mature garden that would otherwise have to come up and go back.


Get a camera down it before you agree to anything. On this ground the difference between lining and digging is usually the biggest number in the quote.
A liner saturated in resin goes into the damaged section, gets inflated against the existing pipe wall and cures hard. The result is a continuous, jointless pipe inside the old one, slightly smaller in bore and considerably smoother, so flow usually improves rather than suffers.
The old pipe is not removed. It becomes the outer shell, which is the whole reason nothing has to come up. The work happens from inside, through an existing access point or occasionally one small new pit.
The sandstone here carries shale lenses, thin laminite bands usually under a metre thick but running tens to hundreds of metres sideways. Depth to solid rock therefore changes over very short distances.
In practice that means one house is into sandstone at 400mm and the next has two metres of soil. It is why an excavation quote given over the phone from an address is worthless, and why we locate and camera before putting a number on anything.
Where the camera shows one bad joint in an otherwise sound pipe, a patch liner over that spot is the proportionate repair and a fraction of the cost of a full run.
A full reline earns its price when the footage shows the whole length failing: multiple open joints, roots at several points, or a pipe beginning to deform. Paying for a full run when a patch would do is the commonest way people overspend on this work, and the footage shows you which one you have.
A liner covers the openings where branch lines join the main, so those are cut back open afterwards with a robotic cutter. The reinstatement has to be clean or the blockage has simply moved somewhere new.
Older houses here have usually had work done over a century: a bathroom added, a laundry moved, a kitchen extended into what used to be a porch. Each one is a junction. Ask any quote how reinstatement is handled and whether it is included.
In an apartment the useful question is not where the water appeared but where the fault is. Inside your lot is generally yours. The shared stack and the drainage below it are generally common property and the owners corporation's responsibility.
A blockage low in a shared stack surfaces at the lowest connected fixture, so the apartment with the mess is frequently not the apartment with the fault. Camera footage is what turns that from an argument into a decision, and we hand it over as standard.

Both are common candidates around here. The older Federation and interwar houses through Chatswood West and the surrounding streets often still run original cast iron stacks and earthenware below ground, and the failure mode is corrosion, open joints and root intrusion rather than the pipe being gone entirely. A liner bridges all of it in one pass. What cannot be lined is a pipe that has collapsed or lost so much wall that there is nothing to line against, and the camera tells us which you have before anyone quotes.
When the pipe has collapsed, when it has deformed too far for a liner to seat, when the real fault is fall rather than sealing, or when the damage sits in soft ground close to an existing access point. That last one is rarer here than it is out west, but it happens, and when it does we will tell you that digging is cheaper. We would rather lose the bigger job than sell you the wrong one.
