What actually kills a hot water system here

Every storage tank is a slow race between the anode and the cylinder. The anode is a sacrificial rod that corrodes in place of the steel, and once it is gone the tank is on its own. A tank that has started to go cannot be repaired.

Almost nobody replaces an anode. It is a straightforward job at around the five to seven year mark that adds years to the unit, and it is the single biggest avoidable cost on this page.

What is particular to Chatswood is where these units live. If yours is in a cupboard, the useful habit is opening the door once a year and looking at the floor of it. A dry cupboard means nothing is weeping. A stain, rust marks or a swollen skirting is the early warning that would otherwise arrive as a ceiling leak in the apartment below.

What strata controls, and what it does not

The unit inside your lot is generally yours. What is generally not: the flue, any penetration through a wall or slab, anything mounted on a balcony or external wall, and anything that changes the appearance of the building from outside.

A like-for-like swap in an existing cupboard is usually straightforward. Anything else starts with written approval, and it is far cheaper to establish that before ordering an appliance than after it is sitting in your hallway.

Why heat pumps are harder in a unit

A heat pump moves heat out of surrounding air, so it needs genuine airflow, and it makes noise while it runs. In a house that is a side passage and nobody minds.

In an apartment the only realistic locations are a balcony or an external wall, both common property, both governed by by-laws about noise and appearance. Controlled load, and running out at night

A lot of older electric tanks run on a controlled-load tariff that heats overnight and does not reheat during the day. That works until the household grows or the routine changes, and then you run out at 8pm with nothing broken.

The fix is rarely a new unit. It is usually a tariff change, a boost, or a larger cylinder, and those are three very different prices. Anyone quoting a changeover without asking what time of day you run out has not diagnosed it.

Which system, and what size you actually need

Type and size decide most changeovers, and getting either wrong costs you in a way you notice later. Undersize a tank and you run out mid-shower. Oversize it and you pay to keep water hot nobody uses.

In a house here the field is open. In an apartment it is usually narrowed to whatever fits the existing cupboard and whatever strata will approve, which in practice means electric storage or a compact continuous flow unit.

The NSW Energy Savings Scheme applies an upfront discount to the installer's quote rather than a rebate afterwards: up to $640 replacing an old electric water heater and up to $330 replacing gas, depending on the model. Only installers partnered with an Accredited Certificate Provider can apply it, so ask any quote whether it is included and who the provider is.
