This began in 2020, started by a licensed plumber already ten years into Sydney work. From one van to a team, with the same rules throughout: be there when promised, quote it first, leave it clean.

Working this side of the harbour means a lot of the job happens before the tools come out. Establishing whether a fault sits in a lot or in common property, and whether the ground under a repair is soil or solid rock, decides the price more than the plumbing does.

Two things shape almost every job here, and neither of them applies west of the harbour: the rock the suburb is built on, and the fact that a large share of the housing is strata.

Sandstone, close to the surface

Chatswood sits on Hawkesbury Sandstone, and across the North Shore that rock frequently appears within excavation depth, sometimes within a metre of the surface. It has been measured up to around 70 megapascals, hard enough to have been quarried by hand to build colonial Sydney.

Which is why relining matters more here

Clearing a blockage costs the same anywhere. Excavating to repair the pipe underneath does not. On this ground a liner cured inside the existing pipe is frequently the cheaper repair outright, before you count the driveway or the garden that would have to come up.

Rock depth changes across a street

The formation carries shale lenses, thin bands generally under a metre thick but running hundreds of metres sideways. One property is into sandstone at 400mm while the house next door digs two metres of soil, which is why we never quote excavation from an address.

Strata: whose pipe is it

In a unit block the useful question is never what went down your sink. It is where the fault sits relative to your lot. Inside the lot is generally the owner's. The shared stack and the drainage below it are generally the owners corporation's.

The flat with the mess is not the flat with the fault

A blockage low in a shared stack backs up and relieves at the lowest connected fixture, and a ceiling stain is usually metres from its source and a floor up. Camera footage and thermal imaging turn that from an argument into a decision.

A century of houses, added to repeatedly

The Federation and interwar streets around Chatswood West still run original cast iron above ground and earthenware below. Gas has usually been extended two or three times over the decades, and connections at those modifications are where leaks live.

Gas work carries a compliance certificate lodged with the supplier. Water work is done to the Australian Standards. Both come with a lifetime workmanship warranty in writing.
